Property Maintenance: Routine exterior and seasonal property maintenance is handled through KFR's established property-care system.

📋 Property & Layout Considerations
Guests are responsible for reviewing the listing, photos, layout, property configuration, Community Rules, and Booking Requirements before booking to determine whether the residence aligns with their stay.

Garage Access: Guests access the residence from 12th Avenue, just east of Yosemite Street, through the attached garage using the same key provided for the residence.

Mattress Height: Mattresses may sit slightly higher than standard residential bed heights.

No In-Person Tours: To protect resident privacy and maintain guest-ready conditions, KFR does not conduct in-person property tours. Virtual tours and additional photos are available before booking.
📅 Stays of 30 Nights or Longer Welcome
The suite welcomes furnished stays of 30 nights or more, subject to availability and reservation requirements.
The residence works particularly well for guests who value a private residential living environment, no-stairs garden-level access, full kitchen, private laundry, attached garage, pet-friendly accommodations, and convenient Denver Metro access.
🔒 Booking Requirements
- Reservation Review: Each reservation is individually reviewed for occupancy, stay purpose, property fit, and alignment with community standards.
- Local Direct-Booking Screening: Local Colorado direct-booking requests may require additional screening, including traditional tenant screening where appropriate, unless an established Airbnb or Vrbo guest history with positive reviews provides sufficient booking history. Government-issued photo identification is required for every adult occupant.
- Payment: Required before Secure Onboarding and reservation confirmation. American Express is not accepted.
- Early Departure: Voluntary early departure does not entitle the guest to a refund for unused nights. Applicable cancellation terms remain governed by the reservation and signed Residency Agreement.
- For stays of 30 nights or longer: Travel Interruption/Cancellation Protection covering the full reservation period is required.
- Accidental Damage Protection: A temporary electronic authorization hold of $750 for approved pet stays is processed at payment. This is an authorization hold only—not an upfront cash deposit. For reservations without pets, the standard hold is $500.
- Secure Onboarding: Government-issued photo ID and a valid email address for each adult occupant, plus a signed Residency Agreement, are required within 24 hours. Emails for all adult occupants are used for substantive property-care, maintenance, service, emergency-entry, and residence communications during the stay.
- Pet-Friendly Residence: Pet fees included on rates page.
- Booking Integrity: Reservations must be completed through an approved booking channel. We are not affiliated with Houzlet or unauthorized third-party listing services.

Quiet Residential Environment: Loud gatherings, parties, disruptive occupancy, and large event celebrations are not permitted.

Shared-Space Etiquette: Shared outdoor areas are available for guest use, while individual entrances, garages, parking areas, and other designated private spaces remain private to their respective residences.

Children & Visitors: Children and visitors are welcome and must remain under close adult supervision within shared property boundaries.

Pet Supervision: Approved pets must remain supervised in shared outdoor areas, and guests are responsible for promptly picking up and properly disposing of pet waste.

Wildlife: Wildlife and community cats may occasionally be present outdoors. Guests traveling with pets should supervise them while using shared outdoor areas.

Smoking, Vaping & Cannabis: Smoking, vaping, and cannabis use are not permitted inside the residence, garage, or other enclosed areas. They are limited to the property's designated outdoor smoking area, with smoking materials disposed of in the provided receptacle.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $200.00 cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation.
