- Property Security: Exterior Ring cameras monitor common outdoor spaces and entrances only with 24/7 audio and video recording; no devices monitor interior living spaces.
- Outdoor Space: Step outside to a large residential yard shared with only two other quiet, private units on a small multi-family property. Features mature trees, our custom carved "BIG-FIVE" wood sculpture on the north side of the property, weekly lawn mowing, grounds maintenance, raised garden beds for those who want to try gardening during their stay, and occasional squirrel and magpie sightings.
- Wildlife Sightings: Wildlife may occasionally be present outdoors. Guests traveling with pets should supervise them while using the yard.

- Stationery Supplies: Work desks in each room come fully equipped with a limited selection of essential stationery items so you can stay productive from day one.

This keeps the home refreshed without requiring guests to arrange separate cleaning services. Guests handle normal day-to-day housekeeping between visits. Starter household supplies are provided at arrival; guests replenish ongoing consumables as needed.
- Comprehensive Maintenance Services: Includes complimentary bi-weekly professional cleaning and linen changes, weekly lawn mowing, weekly trash pickup, and bi-weekly recycling collection.
- Complimentary Snow Removal: Prompt professional snow removal is fully provided by our contractor during winter. Shovels are also placed in each suite as a helpful backup convenience so you are never delayed by a heavy storm.
Property & Layout Considerations
Guests are responsible for reviewing all layout configurations and house rules before booking to verify the suite aligns with their specific extended-stay needs:
- Upper-Level Layout & Shared HVAC: This is an upper-level residence (Suite 35A) with a separate garden-level suite below (Suite 35B). Each suite has its own completely separate private entrance and separate interior living environment. Both suites share an HVAC system with the home’s central thermostat located inside Suite 35A. The thermostat is maintained within the property's standard operating range of approximately 70°F–75°F to provide a predictable, stable residential comfort profile for both homes. This shared HVAC configuration operates smoothly and has successfully supported numerous comfortable extended stays, including multi-month assignments of up to approximately 60 nights. Guests requiring exclusive climate conditions outside the property's standard 70°F–75°F range may prefer a residence with dedicated, isolated HVAC control.
- Occupancy Limits: This unit safely accommodates up to a 4-person maximum, and we proudly host up to 4 guests at no additional cost.
- Pet-Free Unit: Suite 35A is strictly pet-free. However, our broader rental portfolio does include pet-friendly suites (such as Suites 17B and 35B); please inquire directly if you require accommodations for a pet.
- Mattresses: Mattresses may sit slightly higher than standard residential bed heights.
- Bathroom Configuration: The bathroom features a traditional tub/shower combination. (Suite 35B in our portfolio is the specific layout equipped with a walk-in shower).

Booking Requirements
- Reservation Review: Each reservation is individually reviewed for occupancy, stay purpose, property fit, and alignment with community standards.
- Local Direct-Booking Screening: Local Colorado direct-booking requests may require additional screening, including traditional tenant screening where appropriate, unless an established Airbnb or Vrbo guest history with positive reviews provides sufficient booking history. Government-issued photo identification is required for every adult occupant.
- Payment: Required before Secure Onboarding and reservation confirmation. American Express is not accepted.
- Early Departure: Voluntary early departure does not entitle the guest to a refund for unused nights. Applicable cancellation terms remain governed by the reservation and signed Residency Agreement.
- For stays of 30 nights or longer: Travel Interruption/Cancellation Protection covering the full reservation period is required.
- Accidental Damage Protection: A temporary electronic authorization hold of $500 is processed at payment. This is an authorization hold only—not an upfront cash deposit.
- Secure Onboarding: Government-issued photo ID and a valid email address for each adult occupant, plus a signed Residency Agreement, are required within 24 hours. Emails for all adult occupants are used for substantive property-care, maintenance, service, emergency-entry, and residence communications during the stay.
- Pet-Free Residence: No pets are permitted in the residence
- Booking Integrity: Reservations must be completed through an approved booking channel. We are not affiliated with Houzlet or unauthorized third-party listing services.
Community Standards
- Quiet Environment: This is a low-density residential community. Loud gatherings, parties, disruptive occupancy, and large event celebrations are not permitted.
- Boundary Etiquette: The large yard and BBQ area are shared. The private veranda, private front porch, individual entrances, garages, and assigned parking areas remain private to each individual suite. Children and visitors must be supervised at all times.
- Smoking & Vaping: Prohibited inside the suite, garage, and all enclosed areas. Smoking is permitted strictly outdoors in the designated outdoor area with proper disposal. Smoke, vapor, ash, and related odors must not enter the residence.
- Marijuana: Prohibited inside all enclosed spaces. Any permitted outdoor use must comply fully with Colorado law and the property's designated outdoor smoking-area requirements.
- Security: Exterior cameras monitor common outdoor spaces and entrances only, with audio/video recording. No interior devices monitor living spaces. Unverified overnight guests are not permitted.

Cancellation Policy: One hundred percent (100.00%) of the total booking charges (less $200.00 cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.

Enjoy some quiet sleep in our Themed Bedrooms with blackout curtains. Twiga Room is the Front bedroom with beautiful Kenyan Artwork of the Giraffe. Did you know that Giraffes are the tallest mammal in the world? They can grow up to 5.5 meters. Even new-born giraffes are taller than most humans. Giraffes can also stand half an hour after being born and they even sleep and give birth standing up! Simba Room is the Back bedroom with beautiful Kenyan Artwork of the famous scene from the lion King on one of the accent pillows and a beautiful painting of the African Lion. Did you know that lions are the only cats that live in groups? Cats tend to like to hang out on their own, but not these cats. Also, the female lions are the main hunters. While they are out looking for food, the males guard the pride’s territory and their young.
