- Attached, One-Car Garage: Features an automatic garage door opener for secure parking, plus extra shelf storage space perfect for extended-stay guests to store their items.
- Property Security: Exterior Ring cameras monitor common outdoor spaces and entrances only with 24/7 audio and video recording; no devices monitor interior living spaces.
- Outdoor Space: Step outside to a large residential yard shared with only two other quiet, private units. Property & Layout Considerations
Guests are responsible for reviewing all layout configurations and house rules before booking to verify the suite aligns with their specific extended-stay needs:

- Occupancy Limits: This unit safely accommodates up to a 4-person maximum, and we proudly host up to 4 guests at no additional cost.
- Pet-Free Unit: Suite 25 is strictly pet-free. However, our broader rental portfolio does include pet-friendly suites; please inquire directly if you require accommodations for a pet.
- Mattresses: Mattresses may sit slightly higher than standard residential bed heights.
- Bathroom Configuration: The bathroom features a traditional tub/shower combination; Suite 35B has the property's walk-in shower.
Biweekly Cleaning + Linen Service Included
For qualifying extended stays, biweekly professional cleaning and fresh linen service are included, helping keep the home refreshed without requiring guests to arrange separate routine cleaning or linen service.
Guests remain responsible for normal day-to-day housekeeping between scheduled services.
Starter household supplies are also provided at arrival; guests replenish ongoing consumables as needed.

🔒 Booking Requirements

KFR uses OwnerRez property management software and a Request-to-Book process. Submitting an inquiry or entering payment information does not instantly confirm a reservation or hold calendar dates.
Our Booking Process: Inquiry → Pre-Approval Screening → Additional Screening (if required) → Approval → Payment → Secure Onboarding → Host Confirmation.
- Pre-Approval Screening: All booking inquiries are individually reviewed for purpose of stay, overnight occupancy, and property fit before approval. No payment is collected during initial screening.
- Additional Rental Screening — Local & Relocating Guests: Guests currently residing in the Denver metropolitan area or relocating to Colorado must successfully complete additional rental screening before reservation approval when booking directly, through Google Vacation Rentals, or through Vrbo without established prior guest reviews. Screening is completed through our designated third-party provider in accordance with applicable Colorado requirements, including qualifying Portable Tenant Screening Reports (PTSRs).
- Payment & Calendar Lock: Following approval, payment is required to secure the requested dates. Inquiries do not reserve availability.
- Secure Onboarding: Within 24 hours of payment, guests must provide government-issued photo IDs and individual email addresses for all adult occupants, full legal names of minors, a signed Residency Agreement, and the required security authorization. Adult email addresses are used for substantive residence, property-care, maintenance, and emergency-entry communications.
- Security Authorization: A temporary $500 electronic authorization hold is required. American Express is not accepted. The payment cardholder's name must match the booking guest's name.
- Mandatory Travel Insurance: Required for all Direct and Google Vacation Rentals reservations and Vrbo reservations without established prior guest reviews, regardless of stay length or distance traveled. Guests can obtain coverage from a preferred provider or directly through a third-party provider using the link supplied by KFR and must provide proof within 24 hours of booking. Airbnb reservations and Vrbo reservations with established prior guest reviews are exempt.
- Other Policies: Suite 25 is pet-free. Smoking and vaping are prohibited indoors and permitted only in designated outdoor areas. Early departures are non-refundable. KFR is not affiliated with Houzlet.

Community Standards
- Quiet Environment: This is a low-density residential community. Loud gatherings, parties, disruptive occupancy, and large event celebrations are not permitted.
- Boundary Etiquette: The large backyard and BBQ area are shared. Individual porches, patios, entrances, and assigned parking areas remain private. Children and visitors must be supervised.
- Smoking & Vaping: Prohibited inside the suite, garage, and all enclosed areas. Smoking is permitted outdoors in the designated area with proper disposal.
- Marijuana: Prohibited inside. Outdoor use must comply with Colorado law and designated smoking-area requirements.
- Security: Exterior cameras monitor common outdoor spaces and entrances only, with audio/video recording. No interior devices. Unverified overnight guests are not permitted.
