Protection & Booking Requirements

To help provide a verified, and low-friction booking experience, the following requirements apply to all reservations

• Reservation Review: Each reservation is individually reviewed for occupancy, stay purpose, property fit, and alignment with community standards.
• Local Direct-Booking Screening:  Local Colorado direct-booking requests may require additional screening, including traditional tenant screening where appropriate, unless an established Airbnb or Vrbo guest history with positive reviews provides sufficient booking history. Government-issued photo identification is required for every adult occupant.
• Payment: Required before Secure Onboarding and reservation confirmation. American Express is not accepted.
• Early Departure: Voluntary early departure does not entitle the guest to a refund for unused nights. Applicable cancellation terms remain governed by the reservation and signed Residency Agreement.
• For stays of 30 nights or longer: Travel Interruption/Cancellation Protection covering the full reservation period is required.
• Accidental Damage Protection: A temporary electronic authorization hold of $750 for approved pet stays (Suite 17B/Suite 35B) is processed at payment. This is an authorization hold only—not an upfront cash deposit. For reservations without pets, the standard hold is $500.
• Secure Onboarding: Government-issued photo ID and a valid email address for each adult occupant, plus a signed Residency Agreement, are required within 24 hours. Emails for all adult occupants are used for substantive property-care, maintenance, service, emergency-entry, and residence communications during the stay.
• Pet-Friendly Suites Only: Pre-approved dogs and cats (maximum of two) are permitted only in Suites 17B and 35B under a signed pet agreement and applicable community rules.
• Booking Integrity: Reservations must be completed through an approved booking channel. We are not affiliated with Houzlet or unauthorized third-party listing services.

• $100/month per pet or otherwise $50 (< month)
• $250 refundable pet deposit
• Service animals welcome at no cost

30-Day Stay Benefit

Stays of 30+ nights are generally exempt from Colorado lodging and sales taxes, reducing overall cost compared to short-term accommodations.

Cancellation Policy
All reservations are non-refundable. Traveler's Insurance is required for all reservations.
