Stay Structure

Minimum Stay: Property-specific minimums apply. Select suites welcome shorter stays of 4–7 nights or longer; Suite 17B requires a minimum of 30 consecutive nights.

Maximum Occupancy: 4 occupants (2BR/1BA layout)

Protection & Booking Requirements

To help provide a verified, and low-friction booking experience, the following requirements apply to all reservations

• Reservation Review: Each inquiry is individually reviewed for purpose of stay, overnight occupancy, property fit, and alignment with community standards before booking approval.
• Additional Rental Screening — Local & Relocating Guests: Guests currently residing in the Denver metropolitan area or relocating to Colorado must successfully complete additional rental screening before reservation approval when booking directly, through Google Vacation Rentals, or through Vrbo without established prior guest reviews. Screening is conducted through our designated third-party provider in accordance with applicable Colorado requirements, including qualifying Portable Tenant Screening Reports (PTSRs).
• Payment: Required before Secure Onboarding and reservation confirmation. American Express is not accepted.
• Early Departure: Voluntary early departure does not entitle the guest to a refund for unused nights. Applicable cancellation terms remain governed by the reservation and signed Residency Agreement.
• Mandatory Travel Insurance: Required for all Direct and Google Vacation Rentals reservations and Vrbo reservations without established prior guest reviews, regardless of stay length. Proof of appropriate coverage must be provided within 24 hours of booking. Airbnb reservations and Vrbo reservations with established prior guest reviews are exempt under our current booking requirements.
• Security Authorization Hold: A temporary electronic authorization hold of $500 for reservations without pets or $750 for approved pet stays is required. This is an authorization hold, not an upfront cash deposit. American Express is not accepted.
• Pet-Friendly Suites Only: Pre-approved dogs and cats (maximum of two) are permitted only in Suites 17B and 35B under a signed pet agreement and applicable community rules.  Please see below for rates.
• Secure Onboarding: Within 24 hours after payment, guests must provide government-issued photo identification and an individual valid email address for each adult occupant, full legal names of minor occupants, and a signed Residency Agreement. Adult email addresses are used for substantive residence, property-care, maintenance, service, and emergency-entry communications.
• Booking Integrity: Reservations must be completed through an approved booking channel. We are not affiliated with Houzlet or unauthorized third-party listing services.

Pet Policy (Suites 17B & 35B)

• Up to 2 dogs or cats
• $100/month per pet or otherwise $50 (< month)
• $250 refundable pet deposit
• Service animals welcome at no cost

30-Day Stay Benefit

Stays of 30+ nights are generally exempt from Colorado lodging and sales taxes, reducing overall cost compared to short-term accommodations.

Cancellation Policy
All reservations are subject to our strict, non-refundable cancellation policy, as disclosed during booking and in the signed Residency Agreement.
