*RATES SUBJECT TO CHANGE.  Rates may be higher for shorter stays.  Monthly pricing starts at a 2-guest occupancy and maxes out at a 4-guest occupancy (10 guests for Upham St. Multifamily).

  • All Linen, hair dryer, iron & board, pots, pans, dishes.
  • Free assigned parking + attached garage (no garage with suite 35B).
  • Utilities (water, gas, electricity, trash and recycling – $300/month CAP, $900/month CAP for Upham St. Multifamily).
  • Sony TVs with streaming apps (also includes ROKU stick).
  • High speed Wi-Fi.
  • Dedicated workspaces.
  • Washer and Dryer (in-suite).
  • All guests, including those traveling with animals, are expected to maintain a safe clean and habitable living environment so as not to create a health concern or damage to the unit.  A mandatory bi-weekly general clean health and safety inspection is completed for all units.  An extra cleaning is completed for units with pets, included in the $100 per pet per month and pro-rated at $3.30 per day, per pet after 30 days. A 72-hour notice will be provided for any inspection and/or scheduled cleaning. Basic cleaning equipment is also provided for each unit.

OPTIONAL ITEMS AVAILABLE FOR PURCHASE BY OUR GUESTS
  • Pet Fees: $100/month. (2 pets max). Dogs (Any breed or size) and cats welcome.  All guests, including those traveling with animals, are expected to maintain a safe clean and habitable living environment so as not to create a health concern or damage to the unit.  A mandatory bi-weekly general clean health and safety inspection is completed for all units.  A 72-hour notice will be provided for any inspection and/or scheduled cleaning.   • Extra Guest Fee after 2 – $10/guest, per night.  NOTE  4 guest max for all suites but for Suite 35B (2 guest max, unless pre-approved at which case a $15/night extra guest fee applies per guest) and Upham St. Multifamily (10 guests max – $10/guest, per night extra guest fee after 6 guests).
  • Additional/more frequent Cleaning – $100 per clean, per suite ($300 for Upham St. Multifamily)
  • Fresh Linen exchange – $100 per suite ($600 for Upham St. Multifamily)
  • Extra Linen fee – $100 per suite ($300 for Upham St. Multifamily)
BOOKING  REQUIREMENTS:
  • 30 – $50 Applicant-paid rental screening (Relocating, month-to-month or LOCALS staying over 29 nights): Required of the person making the booking or at least one adult occupant on the reservation.  NOTE:  Waived where a booking is being made by a company for an employee or relocating family (all other booking requirements shown below will still apply for the staying employee or family).

    Consistent with new Colorado Landlord-Tenant laws; we DO NOT consider background or credit history (score, lack of credit score or adverse credit event) in an attempt to fairly evaluate all rental applications.  We do, however, evaluate an applicant’s rental history, employment status and income.  No evictions within the last seven years, proof of employment and verifiable income:  GROSS monthly income of 2X the monthly rent.  Please note that rental screening is done through a 3rd party company at applicant’s expense. 

    We do, however, accept from prospective tenants, herein also referred to as the guest (s), a portable tenant screening report prepared by a consumer reporting agency, within the last 30 days.  Such report must be made directly available to the landlord, herein also referred to as the host, by the agency at the tenant’s request and expense.  NOTE:  Where a lease is signed and guest checks in, we deduct this amount from the 1st month’s rent, allowing you to recoup your application fee when you book with us.  (receipt required). 

  • Govt. Issued ID: All adults on the reservation must provide a valid ID.
  • Lease Agreement: A signed LEASE AGREEMENT and any associated addendums ex. Pet addendums (short-term or long-term stay).
  • Damage Deposit: $1000 refundable (for $1000 worth of damages) or a monthly non-refundable damage protection fee of $50 instead of the $1000 for $2000 worth of coverage.  NOTE:  This fee covers damage from animals for those traveling with animals. Please inform the host of your preference during booking (HOLD or non-refundable monthly damage protection fee).  Unfortunately, this fee cannot be pro-rated for shorter stays.
  • Damage Deposit (Upham St. Multifamily): $3000 refundable (for $3000 worth of damages) or a monthly non-refundable damage protection fee of $150 instead of the $3000 for $5000 worth of coverage.  NOTE:  This fee covers damage from animals for those traveling with animals. Please inform the host of your preference during booking (HOLD or non-refundable monthly damage protection fee).  Unfortunately, this fee cannot be pro-rated for shorter stays.
  • Which would you prefer? The security deposit hold or the non-refundable damage protection fee?
  • ** Cleaning fees pro-rated at $3.30 – $10 per night.
  • $49 – $99 Management fee per stay up to a month. Later prorated at $1.63 – $3.30 per night for stays over 30 nights.
  • A 4% non-refundable card processing fee is applied.  No Refunds for cancellations made by host due to house rule violations or defrauding an innkeeper attempts.

Cancellation Policy:

Ninety six percent (96.00%) of the total booking charges will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Forty six percent (46.00%) of the total booking charges will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued.  A 4% non-refundable card processing fee is applied.  No Refunds for cancellations made by host due to house rule violations (1 or more) during your stay.
