  • All Linen, hair dryer, iron & board, pots, pans, dishes.

  • All guests, including those traveling with animals, are expected to maintain a safe clean and habitable living environment so as not to create a health concern or damage to the unit.  Basic cleaning equipment provided.  Cleaning is completed at check out or every two weeks for longer stays and is billed at $125 per cleaning visit and ($375 for Upham multifamily).

OPTIONAL ITEMS AVAILABLE FOR PURCHASE BY OUR GUESTS
  • PETS ALLOWED (Dogs and Cats only): Limited pet supplies provided; water/food bowls, pet beds and pet agreement. $50 per pet up to 14 nights or $100 per pet after 14 nights and up to 30 nights. Fees double where pets are later discovered because they were not disclosed. These fees are due within 24 hours of request following policy violation.
    Guests are required to clean up after their pets. This includes promptly picking up pet waste and helping to remove pet hairs, especially for pets that shed heavily. Failure to do so may result in an automatic extra cleaning fee of $125.
  • Extra Guest Fee after 2 – $15/guest, per night.  NOTE  Upham St. Multifamily (12 guests max – $15/guest, per night extra guest fee after 6 guests).
  • Additional/more frequent Cleaning – $125 per clean, per suite ($375 for Upham St. Multifamily)
  • Fresh Linen exchange – $125 per suite ($375 for Upham St. Multifamily)
  • Extra Linen fee – $125 per suite ($375 for Upham St. Multifamily)
BOOKING  REQUIREMENTS:
  • 30 – $50 Applicant-paid rental screening –  NOTE:  Locals staying over 4 nights or out-of-town guests seeking to book directly instead of on a platform are required to complete an applicant-paid rental screening.  NOTE:  Waived where a booking is being made by a company for an employee or relocating family (all other booking requirements shown below will still apply for the staying employee or family).

    Please note that rental screening is done through a 3rd party company at applicant’s expense. They will do a full rental screen to include but not limited to, an applicant’s rental history, employment status and income.  No evictions within the last seven years, proof of employment and verifiable income:  GROSS monthly income of 2X the monthly rent.  

    I do accept from prospective tenants, herein also referred to as the guest (s), a portable tenant screening report prepared by a consumer reporting agency, within the last 30 days.  Such report must be made directly available to the landlord, herein also referred to as the host, by the agency at the tenant’s request and expense.  NOTE:  Where a lease is signed and guest checks in, I deduct the cost for one (1) rental screening fee (usually the booking guest) from the 1st month’s rent, allowing you to recoup your application fee when you book with me.  (receipt required). 

  • Govt. Issued ID: All adults on the reservation must provide a valid ID.
  • Lease Agreement: A signed LEASE AGREEMENT and any associated addendums ex. Pet addendums (short-term or long-term stay).
  • Damage Deposit: $600 refundable. An additional $600 refundable for those traveling with pets (up to 2).
  • Damage Deposit (Upham St. Multifamily): $1800 refundable. An additional $600 refundable for those traveling with pets (up to 2).
  • ** Cleaning is completed at check out or every two weeks for longer stays and is billed at $125 per cleaning visit and $375 for Upham Street Multifamily (3 units under 1 roof).  
  • $49 – $99 Management fee per stay up to a month. Later prorated at $1.63 – $3.30 per night for stays over 30 nights.
  • A 4% non-refundable card processing fee is applied.  No Refunds for cancellations made by host due to house rule violations or defrauding an innkeeper attempts.
  • NOTE:  Locals staying overnight MUST provide ID before stay and must complete an applicant-paid rental screening if staying for 4 plus nights (total or consecutive).

Cancellation Policy:

Ninety-six percent (96.00%) of the total booking charges (less $100.00 taxable cancellation fee) will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. Forty-six percent (46.00%) of the total booking charges (less $100.00 taxable cancellation fee) will be refunded if the cancellation is made more than 30 days prior to the arrival date of the reservation. For cancellations made within 30 days prior to the arrival date, no refund will be issued. No Refunds for cancellations made by host due to house rule violations (1 or more) during your stay.
