ABOUT THE SUITE
Suite 17B is a Garden Level apartment that is part of a beautiful 2-level duplex in the East Colfax/ Delmar Parkway neighborhood, an area known for its diverse population & friendly neighbors. The host lives in the upper unit, (separate from guest unit) as such, easy to reach should you have questions/need assistance, otherwise we respect our guests' privacy.
Entry to the guest suite is via 12th street and the residential lane right behind the property. This suite has an attached garage through where guests will gain entry into the suite interior. The garage offers safe, convenient, and free reserved parking away from the weather elements. There is additional ample parking on the property for guests.
Create memories by staying in an environment unlike one you have ever experienced. Similar to the neighborhood, the suite displays plenty of culture. Beautiful Kamba Carvings made out of ebony and rosewood, feature prominently. Authentic Kenyan art adds color and texture to the space completely diversifying the interior and giving you A TASTE OF KENYA IN DENVER, COLORADO.
Guests have unlimited access to the fenced in Yard for them and their pets. We also have many parks nearby that offer yet another area to walk/socialize your pets; Verbena Park, Mustang Park, Crescent Park, Lowry Park or Kittredge Park.

Coffee aficionados will appreciate the electric tea kettle, coffee pot, and French press, complete with complimentary Kenyan coffee and tea. Additionally, we offer ample cookware and starter supplies like dishwashing soap, dishwasher pods, paper towels, and basic spices. Bon appétit!

- Each bedroom comes with the top-rated portable AC on the market, the Whynter ARC 14SH 14,000 BTU (9,000 BTU SACC) and overhead ceiling fans. The Whnyter ARC is a Dual Hose Cooling Portable Air Conditioner that comes with Heater, Dehumidifier, and Fan with Activated Carbon Filter. This cools spaces up to 500 sq ft. There are 3 portable AC units in the 900sq ft guest suite, to optimize and personalize the air throughout different sections of your suite, helping you cool the rooms you're using to your exact comfort level. Each room has a comfortable queen-size bed and the overhead ceiling fans are great for those that need a little white noise to help them drift off into a restful sleep. Open Curtains during the day to allow for more natural lighting as shown in the photos.

- Suites are equipped with air purifiers to help provide cleaner and fresher indoor air for guests.

NOTE: (things to know)
- This home is not equipped with support bars in the bathroom (toilet or tub). If traveling with guests that need mobility support to include but not limited to access ramps or support bars, we may not be a good fit. We might also not be the best fit for guests with allergies to basic cleaning supplies.

KEY REMINDERS:
- As a reminder, this is an onsite host listing which means I am just minutes away should you have any questions before and during your stay. That being said I like to give guests their privacy and other than when I am the yard doing yard maintenance, feeding the birds, stray cat Marty Junior, or cleaning up the garage, you will barely see me, but please do not hesitate to reach out.
- No 3rd party booking. No unregistered overnight guests. Maximum Occupancy is 4 guests. A small fee is charged after the first 2 guests.
- Locals staying overnight MUST provide ID before stay and must complete an applicant-paid rental screening if staying for 4 plus nights (total or consecutive).
- We also offer house share options great for students, interns or traveling professionals on a budget.
- Booking Requirements:
- Applicant-paid rental screening (if relocating to Denver, paying month-to-month or current LOCALS): Required of the person making the booking.
- No evictions within the last seven years, proof of employment and verifiable income: GROSS monthly income of 2X the monthly rent. Portable tenant screening report prepared by a consumer reporting agency, within the last 30 days accepted. Such report must be made directly available to the landlord by the agency at the tenant’s request and expense.
- Govt. Issued ID: All adults on the reservation.
- Lease Agreement: A lease agreement (1 night or 29 plus nights).
- Damage Deposit: $600 refundable within 7 days of checkout after unit inspection. An additional $600 refundable for those traveling with pets (up to 2).
- Applicant-paid rental screening (if relocating to Denver, paying month-to-month or current LOCALS): Required of the person making the booking.
- PETS ALLOWED ( Dogs and Cats only): We provide some limited pet supplies, including water and food bowls, pet beds, and pet agreement. $15/pet, per night.
- Animals must be kept off beds and couches to ensure comfort and hygiene for future guests. If pets must be on bed and couches, we do ask that you have "accident free" pads on the bed to avoid a $250 cleaning fee.
- Shedding Pets: Help clean up before check-out. Lint Rollers, vacuum & other supplies provided. NOTE: We offer a complimentary mid-stay cleaning for those traveling over 14 nights with animals (helpful especially if you do not clean yourself or are too busy to do so). This protects you from an extra $125 - $250 cleaning fee applied towards your security deposit HOLD for extra cleaning.
- ES As/ Service animals: Must be disclosed to protect your rights. Cannot be left alone in the suite and must follow all pet policies or be removed. NOTE: under Colorado law, it is a criminal offense to misrepresent an animal as a service animal. C.R.S. §18-13-107.7. For payments, the name on the card used MUST match the name of the guest booking. Please note that we do not accept partial payments. Full payments required at time of booking.

- $125 cleaning fee up to 30 nights. Fee prorated at $4.17 per night for stays over 30 nights. (same applies for cleaning suites occupied by pets and cleaned bi-weekly).
- Outside- Only smoking in designated areas. Violation of the outside-only-smoking or the no-undisclosed-animal policy, will result in $300 extra cleaning fee and cancellation of stay without refund.
- WILDLIFE SIGHTINGS: Due to the nature of the area, you may encounter some wildlife.
- SNOW REMOVAL DURING WINTER: Complimentary and limited to driveway. Please note that the schedule on this also varies and is determined by the service provider. We leave behind shovels in each suite for use by guests as needed. We remind guests to use caution when walking on wet pathways that may still contain melted snow or ice.
- Garden Level apartments are not for everyone and sensitivity to noise and other elements differs between guests. White noise machines provided in bedrooms, but if noise or other element is a concern, please consider any of our upper-level units.
- As with many Garden Level Apartments, this suite can get cold. For guest comfort, we provide extra blankets, space heaters and advise shutting off AC vents which works for most. If unsure, please consider booking our other suites instead.
